If there was ever an opportunity time to buy a new home in central Florida, it is right now! Low interest rates along with homebuilders having a good bit of inventory coming up, and new lots finally available, those reasons alone should be enough! Take five minutes and read on for my insights and a huge announcement on my new home promotion for 2021!
Interest rates – This is cheap money you can borrow to build a new home, and it actually helps you to afford more home than you make think. I follow several housing economists and all of them are predicting interest rates to be on the rise throughout the year.
Builder incentives – These incentives are typically offered as paid closing costs, or allowances for upgrades. Builders do want you to use their mortgage company or preferred lenders to help them expedite processes (which helps control their costs and pass those savings along to you), so take those incentives that can save you thousands!
New communities – There are several new home communities in Lake and northwest Orange counties! What this means to you is that the best prices are always in the early phases of a community because Builders want to show home sales quickly. These new communities (message me for more details) are going to do very well because of their locations to the “town centers” so appreciation and resale value are excellent, but remember real estate is a long-term investment. You can find some builders with inventory to sell and those that only build per contract where you get to pick out your selections.
Value – The cost per square foot of a new home really is not that much more than a resale home. When you build and buy a new home, you are gaining the advantage of better efficiency to keep your utilities lower, you have a builder warranty, and you are starting off with new appliances, fixtures, floors, roof, etc. that you will not need to update immediately. One new community is going solar to keep electric costs much lower, and many homebuilders follow an Energy Star or comparable program that combines construction techniques and appliance packages for better efficiency. If a green home is important to you, we have a local community that is environmentally friendly, and even has a community garden.
Help along the way – I have years of experience working for homebuilding companies and have helped buyers search, build, and buy new homes. I am the advocate for you when you are working with a homebuilder. I attend all the meetings, help you navigate the process from lot selection, to evaluating floorplans, progress meetings during construction, final walk-through, and closing. My services are compensated by the Builder, so you get an extra consultant for this exciting process of owning your new home!
